Property Concierge in Munich.

What is behind the term?

Few terms in the real estate world are as overused as „concierge".

Originally from the hotel industry, the concierge has found its way into every broker brochure, every developer website, and every smart-home app. What sounds like a promise is often, in practice, an email address behind which no one answers. A real property concierge is something different: a specific person responsible for a specific apartment, with operational competence and a reliable local network.

This article frames the term for Munich and shows where it works and where it does not.

What a property concierge actually is.

A property concierge is a person or small organisation who runs the daily operation of an apartment on behalf of the owner. Not in the legal sense of building management. Not in the purely technical sense of a caretaker. But in the sense of a personal point of accountability, who treats the address as if it were their own.

Concretely: a direct line for every concern, coordination of the trades, handling of ongoing care, preparation for return after travel, oversight of small projects. An interface the owner no longer has to be.

What it is not.

Three distinctions are important, because they are constantly confused in practice.

Not property management.

Property management (Hausverwaltung) operates the shared property under German condominium law. It handles heating-cost statements, owner meetings, the technical operation of the building. The concierge works on the individual unit, on what is exclusively yours. He cannot make decisions about the shared property. He is, in return, free in everything you ask of him.

Not a caretaker.

A caretaker service is reactive, billed by the hour, with standard tasks. Paving, bins, basic repairs. A concierge works proactively, on a retainer, with an individualised brief. He knows your materials, your habits, your schedule. He thinks ahead, not just behind.

Not a lifestyle app.

Digital concierge services arrange restaurant bookings, theatre tickets, travel. They have no relationship to the property and no presence on site. A property concierge is the opposite: physically present, with key and address, embedded in the daily life of the apartment.

What it does.

The range depends on the agreed scope. The recurring fields are the same.

  • · Daily routines: Cleaning service coordination, parcel acceptance, laundry, key management, delivery logistics.
  • · Absence: Mail, plants, security checks, heating, prepared return (fridge stocked, flowers, temperature set).
  • · Lifestyle: Reservations, receptions, guest hosting, calendar preparation, wardrobe rotation.
  • · Vehicle care: Workshop appointments, MOT, seasonal change, cleaning, garage.
  • · Small projects: Selection of tradespeople, scheduling, quality control before sign-off.

Behind each point stands a network of specialists the concierge works with. You see the single person, behind them work many.

Who needs it.

Three profiles recur in Munich. They overlap often.

The frequently travelling owner. Resident in Munich, with business appointments abroad during the week, weekends in the Alpine foothills or in the capital. The apartment is empty regularly, but must be liveable at any moment. Here the concierge is the invisible anchor.

The non-resident owner. Main residence in Hamburg, London, Zurich, or Dubai, with the Munich address as a pied-à-terre, second home, or investment property. The concierge is the local representative without whom the arrangement does not work.

The family office. Manages a residential portfolio with several addresses in Munich and the surrounding region. Has no operational apparatus for this and does not want to build one. The concierge takes over the operating layer, the family office stays strategic.

Munich as context.

As a market, Munich is small. The premium areas where concierge service makes sense can be counted on one hand: Bogenhausen, Schwabing, Maxvorstadt, Altstadt, Lehel, Nymphenburg, Grünwald. Plus the Alpine-foothill addresses around Tegernsee or Lake Starnberg for second homes.

Those who live in these locations usually have expectations that off-the-shelf services do not cover. Marble floors, smart-home integration, wine climate cabinet, an art collection in the living room. The concierge is the only interface that keeps an eye on all of that in parallel.
