01 · About FeinHeim

How is FeinHeim different from a caretaker service?

Classic caretaker services are reactive and built for standard tasks. FeinHeim is proactive, looks after premium materials (marble, veneer, smart-home, integrated MEP) and acts as a single contact for everything: not just repairs, but concierge, modernisation and lifestyle.

How is FeinHeim different from a property management company?

A property management company (Hausverwaltung) administers the shared property under German condominium law and meets the statutory standard. FeinHeim works on the individually owned unit and delivers a manufacture-grade service with project-leadership discipline from high-end interior fit-out. Property management is mandatory. FeinHeim is the free pursuit.

Who is behind FeinHeim?

FeinHeim was founded in 2024 by Philipp von Saurma-Jeltsch. Since October 2013 he has worked in international superyacht interior fit-out — after studies in wood technology and industrial engineering. He brings that yacht-grade diligence into Munich premium addresses today.

What languages do you speak?

German and English — both in correspondence and on site. International owners, expats and family offices are explicitly welcome.

02 · Services & process

What services does FeinHeim offer?

Our 360-degree service covers six areas: Property Management & Preservation, Aesthetic Care, Technical Care & MEP, Concierge & Lifestyle, Renovation & Modernisation, and After-Sales & Aftercare for developers.

Is there a minimum order?

No. We start with a non-binding 30-minute introductory meeting. Only afterwards do you decide on scope and frequency.

How quickly are you on site?

In Munich-Schwabing usually within 60 minutes. City-wide within the same day. For ongoing engagements our owners have a direct number with a response time under 4 hours.

Do you handle emergencies?

Yes. As part of an ongoing engagement, round-the-clock emergency contacts can be agreed (through our partner network), from a water leak to a heating failure in winter.

03 · Geography & clients

Which districts do you cover in Munich?

All of them. Focus areas are Bogenhausen, Schwabing, Maxvorstadt, Altstadt, Lehel as well as Nymphenburg, Neuhausen and Grünwald. Also Harlaching, Pullach and Solln in the premium south. On request we extend to Lake Tegernsee, Lake Starnberg, Lake Ammersee and Werdenfels.

Do you work for developers and brokers?

Yes, in the after-sales / aftercare area we take over buyer support from key handover — defect management, rectifications, a personal contact for the buyers. On request, under your own brand (white-label).

What does it cost roughly?

Our ongoing service starts at 1,500 Euro net per month. The exact scope depends on your property and your requirements, from property care to full concierge service. Projects such as renovation or interior design are calculated separately. The best way is to discuss this in a personal conversation.

Do you also look after second homes around Lake Tegernsee or Lake Starnberg?

Yes. Many of our Munich owners also keep a second address in the Alpine foothills. We coordinate both from a single point of contact. Focus regions: Lake Tegernsee, Lake Starnberg, Lake Ammersee, Werdenfels and Garmisch. City and country are managed in step, not separately.

Do you also serve family offices and foundations?

Yes. We look after property portfolios for family offices and foundations: typically several addresses, documented, with clear reporting structures and a uniform service standard.

04 · Developers & after-sales

How is FeinHeim After-Sales different from normal defect management?

Defect management ends with the statutory defect period. FeinHeim After-Sales begins after the defect period and looks after the buyer for years: maintenance appointments, adjustments, concierge requests, modernisation wishes. We close the gap between the developer's obligation and the owner's experience.

Can you offer the service under our brand (white-label)?

Yes. White-label service is explicitly intended. The buyers of your premium apartments experience the service under your brand. You are the enabler, FeinHeim the operational hand. Contractually clear, brand clarity for you as the developer.

How are claims handled that are not the developer's responsibility?

We clearly separate defect claims (developer responsibility, free for the buyer) from service requests (outside the defect period, billed). Documentation per case, transparent communication to buyer and developer. No grey zones.

How is the pricing model for developers structured?

A quarterly retainer for the operating infrastructure plus a per-unit component that grows with project size. Quarterly cancellation, and before any longer agreement a six-week pilot. Specific terms are based on project size and warranty period and are agreed in person, not in a price list.

05 · Discretion, data and law

How discreet are you?

Discretion is the precondition of our work, not a bonus. Client addresses are not made public. Everyone who works under FeinHeim is bound to confidentiality. Keys and access data are managed separately and encrypted.

What about data protection?

Fully GDPR-compliant. Personal data is collected only as far as necessary for the engagement, and not passed on to third parties. Details in our privacy policy.

Are you insured?

Yes. Professional indemnity and fidelity insurance are fully covered. On request, we provide the relevant proofs.

06 · Pricing & contracts

How is the pricing structured?

Our service is based on a monthly retainer — a fixed fee for a defined scope of work, starting at 1,500 Euro net per month. Projects such as renovation or interior design are calculated separately, either as a flat fee or by effort. External costs are transparently passed through. No hidden surcharges.

How long do contracts run?

We start with a three-month introductory phase at full price, terminable monthly. After that, a six-month minimum term, followed by a rolling agreement with one month notice. No long-term lock-in.

What does a first meeting cost?

Nothing. 30 minutes, non-binding, by phone, video or at your address. Only if you wish to proceed do we make an offer.
